  • Virtual Viewing / Cost Estimates

    Viewings can be conducted in-person during your next visit to Japan, or we can facilitate an on-line viewing (photos, video, FaceTime, Google Meet, etc.) from the comfort of your home overseas.
    If you find a property you like, we will negotiate with the seller on your behalf and provide you with a breakdown of the estimated costs in English.
  • Traditional Hard-Copy Contract or Electronic Contract

    Once you have confirmed the costs and the contents of the contract, the next step is to sign the contract.
    You can come to Japan to sign the contract, or you can sign it electronically.
  • Property Transfer & Property Management

    Once you have completed procedures with the judicial scrivener at the time of closing, the deed to the property will be registered in your name.
    Afterwards, you can use the property for personal use or rent it out as an asset property.
    You can request our company to manage the property and pay taxes in Japan on your behalf.

Consulting / Virtual Viewing

Consulting fees: 20 US dollars per month
Virtual viewing fee: 150 US dollars per property (USD $70 per additional property) + actual transportation costs

Advisory / Consultation Fee: Free of charge

  • Advisory/Consultation Fee:Free of charge

    Sales mediation commission: 3% + 60,000 yen + consumption tax (for properties valued at 4 million yen or more)

    ※For example, if you purchase a property worth 10 million yen, the brokerage fee will be US$2,400 (US$1 = ¥150) + consumption tax.

    ■Details
    The portion of 2 million yen or less: 5% of the sales price + consumption tax
    The portion of more than 2 million yen and less than 4 million yen: 4% of the sales price + consumption tax
    The portion exceeding 4 million yen is 3% of the sales price + consumption tax

  • Brokerage fee for rental properties: 1 month's rent

    Property management fee:

    Residential rental properties: 5% of monthly rent + consumption tax

    Commercial rental properties: 10% of monthly rent + consumption tax

    Vacant property management: 5,000 yen per month + consumption tax +Payment of maintenance fees and reserve fund for repairs 5,000 yen per month + consumption tax

    ※ Options such as renewal contracts and disposal of disused items will incur additional costs.
